It would be good if here would be added some base terms which everyone uses them
example like this

Seller's Terms:
The Auction leader is allowed to withdraw the property at anytime, under any circumstances.
If you do not have the necessary funds to pay for the bid you have placed, legal action will be taken
Once placed a bid , you are obligate to pay the amount you have bided. ((You will be reported for scamming))

The rules clearly say that you can not add terms that circumvent the official sanbay rules.
E.g. allowing a seller to withdraw his auction.
Scamming is also part of the rules.
